We are conveniently located in Glebe to provide our service to clients and their rental properties throughout Sydney’s Inner West.

 

Your investment property needs to give you a good return on investment. Maintaining your property is key to ensure your investment continues to generate income and increase in value. Here are some of the steps we will carefully execute while we manage your property on your behalf: 

  • Before your tenant moves in, we will complete a Property Condition Report. This report outlines the condition of the property at the commencement of the tenancy
  • “BR will manage the payment process to ensure that rents are paid to owners mid month and at the end of every month. We can also manage payment of bills on your behalf, so that you have less to worry about when it comes to your investment property.
  • Tenants have several options to pay their rent, leaving no excuse for late payments. These options include cheque, money order and Electronic Funds Transfer. All monies held, unless instructed otherwise, is paid to you by way of Electronic Funds Transfer to your nominated bank account or by cheque. A statement is issued each month, which outlines the debits and credits for that month. As an added benefit, Boutique Residential can arrange to pay many of your bills on your behalf.   • If your tenant falls behind in their rental payments, we will act immediately by issuing a notice of breach advising your tenants that they are behind and requesting that they rectify the problem. If this is not done within the stipulated time period, then we can issue a termination notice for you which requires the tenants to vacate the premises.
